If you have like 3-5 deals going that would be ideal I would be able to see couple different areas and learn about this market a little bit.

Competition is brutal in Orlando and the auctions are online with an option to set a max price and have aut bids done on them.

Suspect the best rural tenants are old and rent due to lack of good condos, think pre nursing home ranch style apartments, ideally with garages. 

I bought a duplex in Austin last October (remotely) and the experience wasn't ideal. 

You are right about the screening though, I did do an online screening that looked good but didn't call her boss to confirm annual salary and there was no old landlord info as she lived with a friend who had gone on business.
