Right now buyers have more leverage so you can find deals and properties that fit.

The longer the term, the the borrower's ability to pay and the more stable the payment history, the lower you can price the earned interest rate on the note.

Yes Philly is a city of neighborhoods and one block can make a giant difference as well a lot of streets there were low value are being redone and very desirable 

Do you find it’s easier or harder to close deals this time of year?

If you can find those two with a desirable property and location you should be ok.
