Does anybody know if investment gains from an house flip is stilled taxed if put into a HYSA (high yield savings account)?

Hi, guys, the tenant who rented my house left without clearing the fridge.

On it currently, sits a 4 bd/4bath house (1900 sq ft) that we built in 2018-19.

I like 3/2 brick or block houses (so I don’t have to paint) and are in the sunbelt (Specifically TX and FL markets with growing populations over 100k) because I don’t want pipes freezing, since we started investing while we were overseas.  

Just set aside some for repairs and to replace worn out or damaged items.All houses will eventually need a new roof or HVAC system.We also have an upgrade budget.

I don't plan on selling this house - my kids will inherit it and they can keep renting it out or move in themselves. 

My question is, if we buy the home using a conventional personal loan while we househack, what would the costs and process look like of transferring the house and the loan over to an LLC?

(He works a half mile from the house and is home before me.

2) If two applicants have similar profiles, but you like the second application better than the first one, what reason do you provide to the first applicant without violating the Fair Housing Act?

Both houses are new construction that was completed a couple of weeks ago.
