A bigger issue you'll need to deal with is the related party aspect of the transaction. 

So I've been listening to several Bigger Pockets podcast on the BRRRR strategy and I think I understand for the most part, except for one aspect I'm still having trouble wrapping my head around. 

Become a realtor (a good way to find good deals), start a Youtube channel or blog about some aspect of investing that gets you excited, and it will make money via affiliate marketing.ThenOnce your area is narrowed down, listen to some more podcasts to learn more deeply about the subject.

I've listened to several podcasts, browsed the forums and read some of the books, but I've yet to find any real emphasis or discussion about the design aspect of real estate investing.

I am a Realtor in Charlotte, NC and I want to familiarize myself more with the financing aspect of residential transactions.

Lease/options, lease/purchase and contract for deeds are all control tools and have different aspects to consider under each state's specific statutes.   

The CPA will address all the tax aspects - like whether to file as an s-corp, c-corp, disregarded, or partnership. 

On top of this I would delve into the education aspect of it; there is a small learning cure, but will pay out long term for the better (books, podcast, youtube, social media; steer clear of the "guru" courses, they'll wring you dry).

I'm addicted to the problem solving aspect of it.
