Also, most HMLs will tell you if the deal makes sense so you get an extra set of eyes analyzing the property. 

I’m hoping to fly under the radar, or just as importantly, have the lender turn a blind eye.

Besides all that, In rural realestate markets I think we always need to keep an eye and an ear on the job markets/industry ect.

The past 3 months of working on that project has definitely scratched an intellectual itch for me, and opened my eyes to money-making opportunities.  

BRRRR investing actually bumps up your ROE because you are pulling equity out. this number will also drop as your tenant pays down the loan AND as the market appreciates.Keep an eye on these 3 numbers to drive your investment!
