This entails locating appropriate properties, assessing them, putting in an offer, carrying out due diligence, closing on the property, relocating and leasing it out, and maintaining the property.Start by looking for duplexes or multi-unit buildings in your desired neighborhood that are occupied by renters.

Even though they were no longer my tenant every time the update the bankruptcy I would get notice from bankruptcy court that my tenant still have the right to stay in the unit as continuance kept happing even though they had not live there any more for months.

@Danny Sanchez most downpayment assistance programs won't provide assistance on a 2-4 unit property.

Because the commissions in property management are so low agents only help us fill about 0% - 5% of our units, we fill the other 95% - 100%.

Regarding the leases, do it like you would any other student rental: Kids for each unit and parental cosigners sign the lease and are responsible.

Wondering what other creative ways there might be to keep the property and buy more units to do the same with or should I be cashing out on the ton of equity I have and use those funds to buy outright and chill on the cash flow?

Duplex in West Adams area.Asking $830000Spanish style house on a nice street with similar houses, mixed single family and duplexes.2 units total, 2b/1b and 1b/1bAbout 1600 sq feet totalI think 2 bedroom could be rented for at lest about $2500 and 1 bedroom for around $1800-2000.I will live in one of them though.Also has a 2 car garage which can be converted into ADU.Has parking plus street parking.Both units need reno.Considering that all units need renovations and I will live in one unit and rent the other and that at some point I will convert garage into ADU. 

The two 2nd floor units have 3bd 1ba, the two 1st floor units have 2bd 1ba.
