I've been in the mortgage game now for 16 years, a RE investor for 5 years (All due to BP) and insurance and annuities for 3 years.

Get out of the Hard Money Game as quickly as possible.

@Matthew MiddletonRaiders moving to Las Vegas is mostly hype, and will help the local economy now, as currently building $3B stadium Will also help the local economy during home games.

I've actually just moved to Kona from South Carolina, but I am connected with a guy who is into flipping/new builds and has been in the game for a while here.

About half our applicants don't have income that meets the 2-3x rent threshold, even with positions in architecture, software engineering, etc. which is an indicator that we're approaching the upper limit of what people can afford. 

I know NYC is very tenant friendly and I'm afraid she knows how to play the game so I don't know what to do.  

I have some people(who have skin in the game) who have offered to go through places with me, which is nice too.     

Just recently I got back into the game and started buying again.

Can anyone recommend a software to do loan servicing to track monthly principle and interest payment, preferably send a monthly and annual mortgage statement?
