I guess people love the manatee habitat there!

I posted on a local group asking for attorney referrals and got some responses about my plan that made me question if this is infact what I need to do to start as a number of people said escrow will create these docs for me.

Thats how you learn it and get the questions you have answered. its pounding the pavement talking to people being out in the market. 

This is one reason that people have been saying cap rates would be going up because why would you buy RE at a 5 cap (5%) when you can take that money, in todays interest rate environment, and invest it in safe investments that take zero of your time and don't have unseen expenses, and get 5% or better?

We have a ton of great people from Canada that invest in this area. 

Any examples of what people are seeing right now in the market?

Also Golden triangle guys investor group on Meetup, they meet at sertinos in the best buy parking lot. seems like a lot of people get their real estate license from champion

It's no small feat for these people to raise application fees, security deposits and moving expenses.
