Hi @Derek Young, We had a similar question for our CPA and he suggested to separate all personal expenses from investing expenses to avoid confusion when filing taxes.

In my state of New Hampshire they have ruled we ARE allowed to file evictions and I started one with the help of a more experienced associate about a week and a half ago and the initial paperwork put the living fear into my tenant and he paid what was owed and we made arrangements for this month.

My question is with her filing the eviction process plus over due rent is the tenant still granted the 90 days notice?

If you don't file a joint tax return you don't have to both have the same primary, but if both are in the same city you will be asking for trouble from the IRS.

  - Susan has not given notice that she has moved out- Her adult son is still at the property - he is unstable and verbally abusive- The police won't do anything because Susan will not file an abuse complaint against her son Roy- Susan has not maintained the house appropriately meaning there are holes in doors, broken cabinets, damaged floors.

For example, I want to know if the applicant smokes/vapes, and has ever had an eviction filed upon them. 

If you care about these people, have them talk to a tax professional before they file taxes and straighten this out.
