Hello,I’m considering acquiring a ~11k SF industrial building which was formally leased by a car detailer but could serve various uses (storage/warehouse, manufacturing, etc.).The property is in okay condition but is fairly old and has a clear height of 14ft.For those with industrial experience, how long does it takes to find a small to mid sized industrial tenant?

I’m unclear if, since I have no plans to develop the property beyond a residence for myself, I should worry about/look into brownfield issues, old storage tanks, etc.

The neighbors have been so great and patient through the mayhem of dumpsters and PODs storage units that were supposed to be there for a few weeks and instead have been there for 3 months!

Three years ago one of our storage locations was flooded with 2 foot over the roof.  

Seems like an excellent place to build self storage if close enough to city and if you can get a variance. 

There is also a Fat FIRE movement which supports a higher standard of living and challenges the idea that sacrifice is necessary. 

And then go there and see what types of repairs may be necessary as well as what other income opportunities there may be (laundry, vending machines, storage, etc.). 

Hello all,I have recently developed a growing interest on self-storage and even a storage lot.

yea, we actually converted our existing garage into a 425sqft ADU for around $50k including labor and materialsand now we're going to build a 650sqft new more modern looking garage/office/storage for ~$150kso all in around $200k invested, but we're adding 625sqft total.  

I am looking at a self-storage unit and wanted to provide some of the details I received below in hopes of getting some feedback:One of the value adds they say is there is room to build more on the land.
