I'm appealing to the greater intelligence here on BP - what can possibly be done to move this listing other than reduce the price, which we have and agent feedback is the the price is a fair reflection of the property as is.    

I have seen a noticeable reduction in competition to purchase large Multifamily properties (over $10 million) but there is still a fair amount of interest in most properties.

Of course i'll have them sign a receipt and make a copy to give to the Title Co.I also have a early termination penalty clause for me and the buyer if either one of us cancels the deal early, Is that fair?

Getting paid on the 5th or 6th sucks, but if I had tenants who were otherwise great, I'd deal with that.You might run into fair housing law issues if you try to charge them more because they have kids.
