The numbers are the main deciding factor, not necessarily the loving the home or area. 

There are sections of the crawlspace I cannot access for subterranean termite treatment, as well as running new electrical for an AC system, I kept thinking there may be a hidden opening covered by flooring, but if I can't find it then I need to crawl down to the 16" headroom crawlspace with a corded rotary hammer strapped to my ankle, crawl ony belly for over 40 feet to enlarge the congested opening so I can pass through it. 

That said I expect things like carry interest, depreciation factors and carry forwards to be changed somewhat.

These factors include ports/airports, military bases, colleges, hospitals, big business moving in (Amazon, Boeing etc.)

Pick a vacancy factor that is conservative to analyze your deals.

This is assuming other factors too...some states might change how all of this plays out but I would at least consider the deal first.

Housing is cheap because it factors in the risk, like any efficient market.

Also have to factor in sales costs.

Some HMLs/private lenders don't have credit score requirements.This makes sense as your credit score is a good indicator of long-term creditworthiness, but in the short term (like the typical term length of a hard money loan) factors like liquidity are more predictive of timely repayment.Best,Michael
