I’ve discussed this idea w my neurooncologists, ACS local branch and others and hospital has given me a list of possible cleaners to use since we require extra cleanliness and all say great idea but wanting feedback from you all who have STRs.

The extra money may not be worth the extra work.

While the market has been extra hot,  I think that's a bit of a nationwide issue and not just this market.Note that this needs to be very well managed with rate optimization dialed in tight. 

I had a unit get totaled due to the extent of damages and can't tell you how happy I was that I paid a few extra $'s to have the necessary support on the back end.   

But the procedures will tell you how they should present the extra to you for approval. 

Just hold it if you don't need the extra cash.

I would only want to put them in a hard to backfill space that other tenants passed on that way they occupy a space I had a hard time filling anyways and if they make it I get extra income I would not have otherwise had.A landlord would not want IN PERPETUITY in a lease at least for a payment they pay.

While they might offer you good terms upfront, they will typically charge you extra fees on the back end. 

I get an extra 35/month per dog and an extra 600 on the deposit that is refundable.  

I've rented a small storage facility and are keeping an extra refrigerator and range in there for those type of situations.
