We should not apologize for making profit as long as meeting needs ethically.

We must do so in an ethical manner because those types of investors receive "residuals" by means of referrals.

I'm required by our Code of Ethics to tell the seller what my opinion of the market value of their house is.  

If the listing agent has submitted the offer to the seller and they have not responded back, it is legal, although not really ethical...

You get the principles of RE, legal aspects of general business/contract and RE law, local customs, math needed, appraisal techniques and valuations, contract reviews and the basic flow of a transaction (any transaction), you get standards of ethical conduct, an understanding of what others do, title searches, laws of agency relationships and how others involved in a transaction must operate.

Looking for contractors who are responsible, with great work ethic who work in different areas of Philadelphia.

@Jake K. certainly this can be done in a moral and ethical way.

But, before you even get to the point where you can read a good book, you need to understand the basics of RE, including general business ethics and legal requirements, otherwise, you can't pick out that one really good idea.      

Have you had any interaction with them or have any knowledge of their business or ethics?

@Ken Nyczaj I don't know the details, but sending out more offers than you're prepared to fund is questionably ethical.
