For about $5K in updates you should be able to rent quicker, and get a better class of tenant, and the updates should last 5 years or more.The door to the laundry should be closed in the picture of the living room, then a separate pic of the washer dryer.

Damage to garage door after partying or fighting reported by other tenants and only now confirmed by seller's agent.Furthermore, one of the tenants on the 3rd floor has reported to me that tenant of second floor has made threats to physically harm her.

Things we've had flagged in the past are having dual sensor smoke detectors installed, all windows must open/close, torn window screens, functioning garage door, fire extinguisher present in kitchen, floors/walls must be in good repair, 2 prong outlets if no grounding wire is present, etc.

It turns out her old landlady in a similar situation had brought out a contractor and made a lot of noise about replacing the whole vinyl window, and finally charged her $70.00 for an entire new screen frame shipped from the window manufacturer.Same landlady who ate my tenant's security deposit and had never heard of giving notice before banging on the door.
