@David Dachtera A lot of people, the big players, do get commissions every day and make excellent money or more than in real estate.  

Now, someone who's well-experienced in property management may contradict me, and they would be the experts, but from what I see, Idaho is a VERY low-wage state, one of the lowest in the country; the State Legislature refuses to EVER consider an increase in the minimum wage and we are still largely across Ada, Canyon and Owyhee Counties dominated by service industry and agriculture jobs.  

This was a very early filing, the case has progressed since what is written below, but it is a good summary of the players.  

The vacation rental market is being dominated by FOMO investors. 

The neighborhood is mixed single family and multi family, with this property located on a more multi-family dominated street.I have good job security, $88k base pay with an additional $15k in bonuses last year.

And this only happens by you either 1) finding owners yourself that are willing to sell off-market or 2) networking with other real estate players in your area that are finding owners willing to sell off-market

Is a broker more important than a real estate agent to have on your team?

I'm assuming the majority of people will be on one of the two major players, but I could be surprised.

YOu cannot generally in these cash flow areas fix them and retail them.. it happens but not in the renter dominated sub markets.This is what has created the industry of turn key..
