You walk a fine line - You want enough to get a diversity and not allow ONE guy with the most money to call the shots. 

We cover all areas of REI, it's a very diverse group.I'm not on clubhouse, but a friend of mine who owns a lot of retail properties hosts a meetup of sorts over there.

The economics and park dynamics we're unlike anything anyone on BP was used to - space rent was about $1k/m, the space had a large landscaped backyard (larger than my personal SFR), and there was nothing transient about the park - these were homes that had nice decks and outdoor cooking and other stuff built onto them. 

I'm not sure what landscaping costs would be, but it's a very open/flat space that's about 1.5 acres of 99% grass. 

I'm sure someone else will weigh in here that knows more but unless they say otherwise, most HOA "property management" is for the property complex (landscaping, snow removal, sometimes roofing and siding maintenance, trash removal, sometimes water/sewer, amenities like a pool or weight room).

I am using the VA loan to finance it at 2.5%Personally, given our current rental price and the conditions surrounding it (current rent is $1800/month in a 2bd/1.5b) I feel like it could rent for around $2000 once the outside landscaping is compete. 

Needed new kitchen cabinets, replacing a little rotten wood, landscaping, new carpet in Bedrooms and a few walls knocked down.

Our HOA financial report has the complex set up for future repairs such as roofing, parking lot sealcoating, landscaping maintenance, and other exterior expenses as well.

Check it out on Zillow or wherever else landlords advertise in your area.Decide if you will be maintaining the landscape, or expecting a future tenant to keep it up.

I know technically its not an eviction but I do not how where not renewing a month-to-month lease fits into the regulatory landscape.
