Since I work in a hospital as an RN case manager, you see how sickness can play out and can be devestating to patients and families until they have no choice but to go on Medicaid.  

If I am patient, I can find properties that hit my check list.

@Elizaveta Dolzhenko ...I would not consider on first property..Too risky..Be patient and wait for most qualified...Sometimes I consider if it's a difficult property(2 BR) or marketing for more than 30 days..

I have been more than patient.

You really need to be patient on tenant screening and make sure the right tenant is placed.

Think of this like syndicators do - many look at a 100 potential buys, analyze only 10-20% and offer on less than 5% over months and months of time.So BE PATIENT:)

I think you're wise to look towards those markets but you'll still have to be patient.

@Jesiah Martinezhow far out you live from your job / community / etc. is a personal decision, but I think this is a great way to start, and I'd encourage you to be patient; cast a wide net; and look at lots of properties. good luck!

You should be able to find good values if you are patient.

Good thing the tenants are patient & never complained.
