@Elizaveta Dolzhenko ...I would not consider on first property..Too risky..Be patient and wait for most qualified...Sometimes I consider if it's a difficult property(2 BR) or marketing for more than 30 days..

Think of this like syndicators do - many look at a 100 potential buys, analyze only 10-20% and offer on less than 5% over months and months of time.So BE PATIENT:)
