@Cody Cunningham- thanks for the  post  ......getting a foothold in the  industry is a great idea ....one of the most crucial tools  for  moving  deeper is  the  financing piece .....if you will need  loans / financing - you will likely need  several yrs of solid tax  returns with verifable income ..there  are always  creative  ways  around everty issue  - but some options are  * getting  w2  job  while  working on the real estate  business /  * partnering up with another person that has  solid  financials  * using  co borrower / co signors  /    waiting  until you have  1+  solid returns to  use for  qualifying

I have another post on BP with sample data.I think once I have the actual data from county I can track trends for areas are well and do some deeper analysis, or marry the data with other GIS data (incomes, rent/own, etc) to build a better model.I'd just contact the prop tax office for the county and ask to speak to someone in data services, and  that you'd like to purchase tax data for current and/or delinquent owners.

So, it's possible.Others prefer the self-study course so they have access to all the documents, get to take a deeper dive into the material, and want to have me answer their questions personally.And others still prefer to implement under my personal guidance in a small event or coaching.As far as the value is concerned, my students collectively have raised $250 million since 2008 using my system.

At least you have someone with (theoretically) deeper pockets to go after in the event of a tenant default.Do yourself a favor and require all your tenants to have tenant insurance and keep it current as a condition of occupancy.

I have enjoyed every pod cast immensely up to this point, but this one was definitely my favorite because it allowed you guys to get deep into very effective content.Other podcast formats are great for getting the tip of the ice berg on various aspects of REI but never allow you to really delve into specific topics.Please use this conversational format more often!!
