New LLC -- How to determine who owns it?

The Operating Agreement should lay out who the current members/managers are, how additional members are added, how members are removed, and what authority members/managers have to do things like sign contracts, etc.It should list you as a founding member with your initial contribution as well.

The wholesaler told me that permits were not required because the layout was not altered (just switch out sliding doors with a wall) and that no actually square footage were added.

I love Lehigh acres but it doesn't have the infrastructure or organized layout to actually be seen as a viable business plan. most builders stay away from septic and well and non public utility lots and that's the issue in Lehigh and why you don't see much national investment from REITS, single family home builders who build 5000+ homes nationally per year, etc.
