It sounds like I would qualify for the deduction from what you are saying, but I'm still debating if I should take it or not.

Debating between a local company that charges $350/month or an online company like ZipRent that charges $100/month and half the cost for Tenant Placement vs the local company (about $1000 in savings and free photos). 

Search Detroit and you will see this topic endlessly debated.

As for the overpaying comment, that is subject to debate.

I'm still debating if I want to flip it, keep it as rental, or wholesale it.

Property management is up for debate at this moment, my preference would be to hire a PM.

Ok, so I've been debating this all day and I need some help from the community.I have a married couple who want to rent one of my units and they seem very nice, but they have a checkered past with Credit.Here is the scenario:- Apartment for Rent $1500 / Mo- 3 Bed / 1 BA- No kids, no pets, non-smokers- Class B Property- On market for 2 weeks, multiple showings with only 1 applicant (husband/wife)- Wife has superb credit, 800 FICO, no outstanding debt/loans, Income $70K- Husband has good Income $90K, but credit is an issue.  

The same debate has been raging for the 26 years I have been living/investing in the Bay Area.
