Continuously educate yourself, continuously search for deals, and don't be afraid to seize the moment when an opportunity presents itself!! 

Too many new people educate & analyze, but never take action.

@Jessica Muto I personally believe instead of hiring a property manager, you should vet a team of sub-contractors or some general contractors to handle the repairs, and get a good education on the landlord/tenant laws and the lease, then you can market the properties yourself.

But it seems pretty accurate considering the recent renovations the city’s has done and with the new ones on the way i feel the houses in the area are only going to continue to rise.

If pests continue, that is tenant responsibility. 

I would focus on building my skill sets, paying down debt , building a nest egg - savings, 401K, Roth IRA, etc - and continuing to educate yourself.
