He ended up hiring a no-nonsense Property Manager, but regularly visited the properties himself and presented himself to the tenants as the sometimes maintenance man.I think you should either cut yourself out of the picture entirely by hiring a PM, or continue to manage yourself and be upfront with the tenant. 

I'm very mature for my age, I have learned a lot and will continue to learn, and I am (obviously) incredibly ambitious.

It would help my growth (and progress toward financial independence) to have his capital to play with but I want to be sure and make a deal that benefits everyone. 

The problem is turnkey providers don't provide continued management to keep your asset performing as promised.

My wife and I live, work, invest and play in downtown Indy.  

My logic tells me that we continue to build single families because it is profitable (people will buy).

Purchasing in an LLC does have restrictions, but I figure if I want to be a "big boy" in this game  then I need to learn to play like a big boy in this game (I know that's relative BTW, I won't ever be in Cardone's category). 

Space is limited; I have about 52" of width and 32" of depth to play with.

I'm hoping to get some good strategy tips on how to play this at auction.
