., and someone did their time, seems like they should have an equal shot at the right to apply.There are still plenty of legal things a landlord can discriminate against - if they're rude, smell like smoke, have a filthy car, come to the showing with rude friends, are screaming at their kids, don't ask normal questions like where are the laundry facilities or the parking situation, never look to see how big the closets are or ask about utilities -- lots and lots of ways to screen tenants, most of whom won't have criminal records.I rented in a high-demand area and I think I had maybe 3 applicants ever with criminal records.

Upon meeting with the tenant I advised them of the repairs I would be making (new A/C, Clearing bushes, sealing back area, painting handrails, adding smoke detectors and fixing toilet and bathtub caulking) and the amount I would increase their rent the following month and thereafter ($50/mo).

Very location specific and usually towns under certain sizes don't require them.Here, they're not too bad, but there's always little things that we'll get dinged on that we may overlook, such as a handrail having a return, a smoke detector in just the right spot, a hole in a screen, etc.
