At that point I’d love to have a RE business established that they can jump into, and by the time I retire I’d love to have 500+ units to carry us through our golden years which they can completely take over and grow even more when we are gone.

Look for an owner carry deal.  

You may even opt to not become a broker as you carry all legal liability as well as overhead like furniture, and paying for office space.

Most of my interest in wholesaling comes from the constraints of my contractor, scheduling the work, carrying costs, and other opportunities to invest in.  

Have a pair of tall rubber “looking at ****** fleas house” boots and carry all that in a trash bag so you don’t bring the fleas into your personal residence.
