I am hoping to make the Jacksonville meet up tomorrow but I am getting carpet installed in the afternoon so we'll see how long it takes!

That is barely enough to put lipstick on a pig (paint & carpet). 

Listing says "Cosmetic repairs only" so I'm thinking, "Carpet, paint, maybe a drywall patch here and there?" 

I worked as the feet on the ground for the property itself, painting, lighting fixtures, patching holes in walls, added carpet to the master, and contracted any needed labor outside of my abilities.

Nice looking units post rehab, and love properties that have the old school appliances and that nasty old school carpet. 

The repairs needed are not that much $5,000 - $10,000 to include new appliances and the enclosed room is insulated and carpeted.

Some of the before photos are appearing in my listing for whatever reason so you can see the bedrooms used to have carpet but I put 2.25" solid oak back in to match what was originally there, and refinished it all.

Also consider that many people are allergic to dogs or cats, and that may lead to negative experiences in the future. it also depends if you just have a rustic wooden cabin versus something with wall-to-wall carpets and fabric furniture.

Now if you find that $30k house that only needs paint and carpet and basic landscaping, you can plug in numbers that might reflect the actual value to see if it really is a decent deal or not.

Throwing furniture off the third floor balcony,  vomiting all over and not cleaning it up at all,  vomiting in public areas,  breaking stuff, stealing stuff, and the straw that broke this camels back,  BURNING their initials into my 1 month old carpeting.
