Hey @Alshan San, I would run the numbers and see if it cash flows with full ask, then if it does, any decrease in selling price will most likely boost your cash flow even more.

I will say that I know you want to be conservative but unless you're finding a way to boost your income (e.g., going the STR route) its going to be hard to come up with attractive return numbers with such conservative estimates for OpEx/CapEx/Vacancy and with what appears to be relatively high taxes.
