Hey @Alshan San, I would run the numbers and see if it cash flows with full ask, then if it does, any decrease in selling price will most likely boost your cash flow even more. 

Honestly, I think you did alright if you spent 6-8k on very minor improvements and got a 40k equity boost out of it.

But yes I cold called and got contracts I did do a lot of calls too though it was fun and it gave me a boost of believing I can do this like everything else it's a numbers game similar to dating lol   

@Tom Keith  Hopefully the broker I join will assist in providing some leads so I can use their client relationships to boost my marketing.

Because you have to go through a RE agent in order to place a formal bid on a foreclosure, you’re reliant on the RE agent’s sense of morality, honesty and work ethic.

Whereas I own the building and I have to deal with the disease that just spread......Moral of the story, numbers aren't everything, look at ALL aspects of the deal.

I guess the moral of the story is find a good VA lender, 7 months is insane!

If you can get a 4 unit and a basement, that would be ideal and create major cash flow and equity creation, plus you can not worry about a property manager and boost your yield.

I will say that I know you want to be conservative but unless you're finding a way to boost your income (e.g., going the STR route) its going to be hard to come up with attractive return numbers with such conservative estimates for OpEx/CapEx/Vacancy and with what appears to be relatively high taxes.
