As of now the house isn’t in that bad of shape to get some bodies in there.

The largest places for upgrades would be a beautiful kitchen and bathroom, that's where people spend the most time and you can truly have the wow factor there.

Those Victorians you mentioned are beautiful and amazing buildings-be careful from an investment strategy that you don’t fall in love with a money pit!

They will take it seriously and you will have memorialized the tenants harassment so if and when action needs to be taken you will be able to attach it as an exhibit for the judge to view.The beauty of papering the tenant is that you control the narrative... you memorialize the event in your view and words at the time it happens- it carries far more weight.It is a beautiful thing when insubordinate tenants are forced to view their words and actions comprehensively and colorfully described by the landlord.Handling it apologetically on the phone is a big no go.
