We bought a 6 unit property (BEAUTIFUL creekside, feels like your in the forest, but 5-minute walk to downtown Salem, OR) rents were anywhere from $600 to 1095 for 1050 SF 2 bed 2 baths with creek views, free laundry etc.....Everyone got the same letter (except the new $1095 guy who just signed a lease before we bought it.Rents going to $1095No more free laundryWe are going to be doing repairs and changesHere is the new payment processWe want you to stay, if you do not want to with the new changes, here is the process to give notice.   1 of 6 are leaving (I wanted 2 of them to leave as I am going to Airbnb 2 units and CRUSH I think  :)Sorry for the long post.

They will take it seriously and you will have memorialized the tenants harassment so if and when action needs to be taken you will be able to attach it as an exhibit for the judge to view.The beauty of papering the tenant is that you control the narrative... you memorialize the event in your view and words at the time it happens- it carries far more weight.It is a beautiful thing when insubordinate tenants are forced to view their words and actions comprehensively and colorfully described by the landlord.Handling it apologetically on the phone is a big no go.

It happens to be that the physical therapist taking care of me is a lady that is trying to move out of this practice she works for, where the target market is geriatric care and wants to expand her outside network of athletes that she currently takes care off (for injury therapy and body motion maintenance reasons) and treat them on her own.When she mentioned that, I instantly thought, what can I put together with this situation for cash flow with REI.
