If your ARV doesn't call for that, you can leave that open space there, although it looks awkward.

I am interested in flipping and buy and hold at this point, but I am open to a balanced investing strategy. 

Im also open to invest outside California, but then I have to manage semi remotely as I still need to keep primary residence in LA area.

So, what you could do is... go find some properties your office has listed and ask the agents if you could hold them open on a Sunday. 

They only rent out 1 unit and keep the other one open for when they come to the area to visit family a couple of times a year, though they've never made the trip while we've lived here for the last 5 months.  

I asked him to tell me man to man all the details tonight and that I'm about open and honest communication - he still wouldnt come clean.  

The industry is changing, and folks who work in real estate need to offer more than opening lock boxes and filling out forms.
