We are looking at buying new national brand convenience (QT, Casey’s, 7/11) and national auto service (Firestone, Midas, Discount Tire) with 15 year NNN leases.  

In fact I have not found any case study that applies to the most generalized exchange where multiple properties are being sold, under multiple LLCs, and are replaced by multiple properties again under multiple LLCs, as long as each LLC on the relinquished side is being given an equal to or greater value (using percentage ownership) on the replacement side as TIC or some such mechanism.

Unit fits barely into the space and has broken several times already (washer dryer mechanic had only poor things to say of LG and Samsung washers).

Hello everybody my name is Sevak i'm new to the real estate industry ( about 2 months) I come from the financial world, i'e spent several years building my business in the finance  and as things are being put more on auto pilot  i'm looking to set up my future and gain financial freedom.

I've been sued 5 times - 3 times by insurance companies (2 auto, 1 property) and twice in my capacity as an organization's official.

They are 100% on time, no eviction, current auto debt is 42K, no bankruptcy , no collection, 0% credit utilization, longest credit length is 31+ years.

Trying to familiarize myself with the mechanics of hard money lending. 

I've scheduled two quotes with TDH Mechanical and no one has shown up both times.
