Is this the best approach until I can pay for the rehabs with cash?

This is my understanding of a successful approach to scaling BRRRR. 1.)

Cash for keys approach sounds great too me but I'm not sure how someone would be motivated to move out of a unit that is so below market rent for a sum that might finish in a year and they'll be stuck paying market rent then on.

Based on this approach, we're now taking an approach of assuming smaller v larger new mortgages and trying to sure our cash flow in each property is stronger. 

What are some of the approaches taken to establish a better settings for future flips?

Do you think using a cost approach formula would work in this scenario by adjusting the comps via increasing the total value of the straight line depreciation by the delta of the age?

I am interested to find out if marketing approaches also changed.

We are quickly approaching the 45 day deadline which is this Friday (1/14).

Check out Noble Mortgage, I'm currently doing two refinance loans with them and they have investor friendly approach to things.

I want to best approach these people I'm wondering what happens to those people who go with discount brokerages?
