In my opinion, taking that approach may overwhelm you as you try to start investing.

I am working on three properties right now that are in the 1940-60’s era and they pose their own challenges: electrical heat, cinder block foundations, etc.

Then your next challenge is identifying those who aren't already spoken for.   

I have seen those type of minor changes before in my friend's contracts and they were not being challenged.

I approached the city about what if anything I could build there.  

In a smaller town or a hot market you may have a realtor approach you asking if you pay a commission...but most will ignore your house.

This one went pretty smooth but the timeline on the renovation ballooned past expectation due to some contractor issues and that presented some challenges.
