I.E. will my relative simply be the one to provide proof of funds to the seller and then wire the money directly to the title co at closing?

Now if he chimed in here - totally different animal, but I don't know what his situation is and it does me no good to out him other than to create more problems for both of us.As for lessons learned:- As much as the hard lending looked pretty straight forward on the surface, there are more details I should have spent time fussing over and learned about.- It would have been good to have had someone experienced assist and/or look over the process to make sure we were protected, even if I had to pay a lawyer to help cover things.- It's definitely a different process/vehicle for investing than regular rental property.

With TPO/PVC the flashings are coated with the same material, so when they are welded together it is a permanent bond resulting in a much longer leak resistant installation.The life expectancy is also much longer for TPO/PVC.

Although the landscape is expanding and there are other entities you can work with as well who are more sophisticated and do multiple note transactions per year (create and sell off) but that's a different animal and usually they'll only work with buyers (or in some cases brokers) that they know well.
