I was floored at the time...I'm an east coaster, so basically observing HI, but was out there in July and was amazed at what prices were with so much undeveloped land.  

While I could do flips, I haven't because I haven't found more "amazing" buy for rentals than I can handle.

Just talk with people and show honest genuine concern and you will be amazed at the opportunities that will magically present themselves.
