So I would focus on continuing to build / save money and if a deal comes along, then look to take advantage of it, but do not force things or manipulate #'s to make a deal look better than it is.

Having a broker that knows the ins and outs of lender specific programs will save you the time and money. 

My repairman actually does not want to go inside because she is obnoxious.

This money would pay the PM and "saves" a bit for the future expenses.

Conversely, I also know people who find communicating with guests and cleaners to be incredibly draining, they don't know the first thing about managing an STR nor does it particularly interest them, and they would rather spend their time making money in their main job rather than taking on a side hustle that they may not be able to do as effectively.

I'm sure they want the money back and they plan to leave.
