I used to use pipedrive as well then moved into keap.My recommendation is most provide 30-60 day trial, i would test them and see what fits you.

You need to calculate your net cash flow taking mortgage, property tax, maintenance, vacancy, insurances, property management, utilities and whatever other cost you have into consideration, it should cash flow after paying all these costs( and personally I also stress test whole thing with lower rent and higher interest rates just to be sure).

Rentometer is alright if you're looking at the outer ends of the spectrum, but they aren't terribly accurate in judging the median.A solid option is to call up property management companies operating in an area and pick their brains.When we're determining median rent for apartments, we'll often call up similar properties in the surrounding area to schedule tours and determine baseline.If you know somebody with access to Costar, that can be a good source as well.

They don’t poll mom n pop landlords obviously.We still reference the CMHC / Stats Can data, but find it is more generalized and less accurate than it use to be ... particularly in the Maritimes.

I figure the next step before closing is to get any soil sample tests and surveys done to make sure I know everything there is to know about the land and to make sure the county will approve the septic system.
