Nobody can pass the buck, everyone's responsible and accountable, and I'm not overlooking a child that's a nuisance to society and will wreck my asset.It's difficult to enforce tag-along boyfriends/girlfriends, family, 'babysitters' etc.

I selected the title company that they recommended because I figured in this situation it may be easier.I have purchased several homes and typically the settlement fee from the title company is $500 +\- $100, I was expecting a similar cost.

Property radar on the west coast already does this and any TRUE court house step bidder their title company will do all this for free.In Vegas for instance the sales are in the parking lot of a title company daily and they hand out the exact same type of info.. go no go caution etc.. based on their title searchs.. plus they have reps walking around helping U.In other markets were title is pulled by abstractors think most of north east from SC north..
