It would have to be a single unit property for me to use that logic.Something else to think about: If that sex offender ended up being accused of any type of sexual crime committed against one of your other tenants and you the Landlord knowingly rented to them, you will be in the cross hairs of a lawsuit.

Nail and mail service means you don't even have to actually find the person to serve the lawsuit papers, so delays in service are not an issue.

One issue that is commonplace with commercial/residential combo properties - that has even resulted in lawsuits - is with the failure of the residential tenant to have the "peaceful use of the property" (the apartment) should the convenience store have late evening/all night hours, noise associated with operating it (car doors shutting, loitering/gathering, music), and the type of store signage (if lit, does it shine in apartment?).

If a general lien is sought out of a law suit, say the owner owns a car lot and he's being sued for $8,355.00, and the house has $40,000 in equity, I buy subject to the outcome of that suit allowing $20,000.
