One thing to make sure of while you are doing the fixes is that things are permitted that need to be (plumbing, electric, structural items, roof) because down the road when you sell your property disclosure may ask if items repairs were permitted.  

I have had both types miss/leave out items and both that found all items. 

At this point I haven't done any MFR because they haven't fit my buying model.

Before refinancing, I think I have decided to complete some of the remaining rehab items (new roof, replace linoleum with tile, replace formica countertops with stone - probably quartz. 

I could rent out this house when not there but mostly this would be a consumption item.

If it isn't a health or safety issue I would say sorry but we can not install such an item on our windows.  

It all comes down to business model and what is agreed to.

Ultimately one of the items you need to know is are you going to qualify as a real estate professional?

You don't have to replace a broken appliance with the exact same size, make, or model.

If they were in there for a year and the blinds were new, charge them for new ones.for the other items, clearly they didn't take care of the place.
