I dont even need to go into the value add business plan side of things as experienced sponsors' track record speaks for itself but as a banker, hope my comment sheds light on cheap debt is an important part of the overall strategy. 

You just need to speak with the right lenders. 

@Jesse Rodriguez I would speak to your insurance agent about extending your coverage for renting to tenants.

That said, I would try to speak with the tenant first and get to an agreement before deducting or charge anything from their deposit. 

But when intoxicated they are more relaxed and speak up...

Generally speaking, you have a responsibility to maintain the home in the condition it was marketed and rented.

Talk to the attorney but generally speaking once you start the eviction process you cannot collect any more rent. 

Generally speaking you would add a liability policy to your landlord insurance.Umbrella is "extra" liability. 

After speaking with a representative today, looks like the Streamline refinance will bring my interest rate to 2.75% fixed, 30 year.

And of course nothing is black or white one or zero generally speaking it's a good thing to do and yes there are exceptions...The best advice is always check it out!!
