Also we have had some good luck purchasing properties in areas we vet out by posting in the local and LEGITIMATE owner group sites for developments "in town and have $400k, interested in 3 bed, 2 bath houses in location xyz" you would be surprised what you can find.

My question to experienced people is should I focus on paying off this debt first then investing or would you recommend I take longer to pay off loans but also save for my first 20% down.

For such a community, I think pickleball courts, walking paths, and dock access to local waterways would serve as enough incentive to attract homebuyers but not incur high HOA/increases to retail price.

While List source is a great resource , from my experience it is a bit costly; I wouldn't  recommend it because you are charged per prospect lead that fits your criteria and using Propstream you receive unlimited leads that fit your criteria!

Any other recommendations or guidance?
