After months of looking in So Cal, networking and reading/learning and encouragement from BP I finally took action and made an offer!

Thank you everyone for your comments and queries and also those of you who viewed the post without commenting, I hope it provides some encouragement!

I'm much the same way, but thanks to the wealth of knowledge (and encouragement) from folks on here, I'm about to make an offer on my first rental.Don't be shy about posting your progress either.

I would encourage you to learn about them, but they are probably out of your reach for now until you get more money and more experience.

Most won't until you put an offer on the table, but you should be able to get a good ballpark on what other rentals in the area are going for.If you've got a line on a fourplex for that price, bringing in $2100/month, definitely worth taking a look at.I would encourage you to look around on the forums, podcasts, and resources, as most of your beginner questions will have already be answered and explained!

The landlord also cannot use a reverse penalty clause to encourage you to pay early.
