It's done because somebody has a great deal for me I just happened to not like the area.

Once you turn in the paperwork to the Title Company  they will process the paperwork and send you the difference, usually in the form of a check.

The procedure is they have the contractor fill out 2 forms, they send an inspector to make sure the work is done (to some standard, I would guess), approve it, send me the money, and I send it to my contractor.

As for me, if there's anyone in the house when I stop there to do the walk through on the way to closing, we don't close.
