Can anyone recommend a good quality NCOA service or software that is more reasonable that Melissa data?

Should I start looking further from home, explore foreclosure/short-sales, or just try find some cash flow locally even if it's well below the 2% rule?

Data provided to OAR by Multiple Listing Services includes residential closings for new and existing single-family homes and condominiums/co-ops.

It opens up great opportunities in other niches. right now I am staying in the college station zip codes but would explore Bryan I suppose.

Data provided by the owner:income - currently 13005 a month (14400 at full capacity at $600/mo each)mortgage - 8096 a month including taxes and Insuranceelectric - 60 a monthgarbage - 140 a monthincome 4709 a monthThis would be huge step from my current four family property, but I am interested.
