You never know a person's situation.A couple other reasons why a person would seller fi:1) they have had other offers "fall out" due to any number of issues with financing2) they have a "unique" property, which may be difficult to sell using institutional financing.

any issues with decks you fix right away. as far as fair pricing goes.. my rule of thumb is unless i know the work being done and have something to reference, always get 3 estimates, no matter what agreed on the flashing. i’d personally say do it. my first rental had a basement flood the first month, so i’m hypersensitive to water and any path it may enter a gmhkmk

If so, I believe a smaller percentage is fair considering the fact that she won't have much involvement in the process aside from her presence and desire to direct communication which can become sticky during a new build.Thanks in advance for feedback/comments.
