Within about 20 minutes we had sorted that the owner on title had passed and their heirs had passed without receiving title although 1 last heir remained in descending relationship, who was in a care center, and it was his niece who was his primary.

I had some of the same thoughts in terms of her putting up some cheap blinds, putting extra holes in the walls, and beginning our relationship resenting me for not putting up the blinds.

Establishing a relationship with them will be most valuable.

If not, start building that relationship with someone :)

It can be very difficult trying to be an active out of state investor due to competition, relationships, market knowledge, etc., but if you align yourself with a reputable, successful operator in that local market you can gain access to some great deals you otherwise wouldn’t have had access to.Sponsor Diversification - Vet sponsors carefully and don’t stay married to one sponsor forever.

This has been a great preview on the basics of how the multifamily space works, I've learned a lot about underwriting multifamily deals, and working on building relationships with brokers and commercial lenders.The reason why I am focused on flipping right now is to build capital to go bigger.

My goal is to better understand the role of a property manager, understand common tools/technology in the industry, and the work it takes to execute some of these requests so I can make reasonable requests and do a better job managing the relationship. 

A couple of logical comments to add:1) Every relationship requires a bit of trust in the beginning.

Are there any best practices or methods to establish relationships with banks as a way to get around repeated credit checks ?
