BRRRR gives you the potential to force some equity if you find a great deal and then rehab it to appraise for more than you've put in (doesn't always shake out that way, but that's the goal), and if you self-manage then you save 8-10%, but self-managing becomes very difficult to scale and is more of a job than people think.

That's for my record keeping to know.I have found that online banks (Ally in specific) are pretty cool with opening multiple accounts for one owner.

The main thing of course is to be aware of and follow all the additional tenant protection ordinances that seattle has which go a lot further than WA state landlord tenant law does.Seattle has a just cause eviction law ,    additional categories of 'protected class' that you cannot discriminate against,  there are rules around what you can and cannot consider when doing screenings  (you cannot consider most criminal history for example),   and there are rules forcing you for example to accept a six month interest free payment plan for deposit and last months rent if the applicant requests it.

Account ClosedIf your the lender insurance only helps you if you own the property or the borrower does not have it then you get forced place insuranceI am not aware of an insurance company that will give you a policy to cover you from getting suedRemember if someone gets hurt on property and your the note holder that is not your issue - just like if someone gets hurt at your home they don’t sue the lender
