I was sitting at the house looking at the forums here. then looked at yesterdays paper,, and it had an ad for a very cheap fixer upper in valley al, for only 5,500,, not far from my house, so out of curiosity i went to look at the house, when i got there the house had major water damage from a leaky roof that would cost 20,000 just to fix it, well by chance the guy who posted the ad was the rightful owner,( who was already there when i arrived ) I easily talked him down to 1,000 bucks and he agreed, well i was short on cash so i pawned my car title for a 1,000,,ok lets buy it, I signed the paper work in the front yard and settled the deal,deed and all on the spot!!

Natasha Hylton, thanks for the PM.My comment was that before a Realtor will come close to advising thier client doing a L/O, they need to know how they are getting paid, seems that's not an issue here, per you PM.Next is the foreclosure, any time that F word is used, the deal is not any kind of lease option, especially if notice has been given, leasing at that point means trouble and I'm speaking of federal laws here, soif an investor is not familiar with foreclosure issues they need to walk away unless the have or can get financing to buy outright.

I live in Alabama and don't invest in Arizona so my intention is to help them make the best decision.

I know this post is old but I just signed up for AL then came to BP to search your guys' opinions on it.

The first one, I found, buys property mostly in MO, OH, AL, and MS with most of them having a renter and PM already in placed for you.

I do however, own properties in Birmingham, AL that are pure cash flow.
