So you need to know what repar costs are, what needs to be repared and what does not need to be repared.Then you need to have a solid understanding of the market.You need tio be a master at calculating ARV, COR, etc. etc.You need to be a master salesperson.

It would be perfect to make the lower level a master suite or an in law apartment.

One thing I've learned is stick with one technique until you master it before you move onto something new.

We tried to design it to fit well in the sweet little neighborhood and have the style of the old Ann Arbor homes, which sell like hotcakes, but the amenities of a newer house--mud room/first floor laundry, master suite with luxury bath, large kitchen, etc.

We have one roommate living with us.My thoughts are to remodel the current house add a master suite to the bottom of our split level foyer.
