Of course capex does come into play, but I have a lot of factors on my side including most major components of the property have been replaced already, including roof replaced 2 years ago, water heater replaced 3 years ago, full house was just repiped, septic system is 5 years old, HVAC system replaced in last 7 years, i do not cover appliances with warranty in my rentals, and the tenant I placed in the property is a single dude who works 60 hours a week and just needs a place to sleep.

Calvin Lee,You won't really find a 7 cap Dollar General in a strong suburban to urban core location unless limited years remaining on primary lease term and mostly cash deals or very small financing.The brand new Dollar Generals with upgraded construction all around in strong suburban to urban core areas tend to sell for 5.75 to 6.4 caps with new leases in place.The 7 cap new Dollar Generals tend to be in crap areas weak suburban to rural and cheap construction and many times on septic systems instead of county or city sewer.Every once in awhile in a strong location there might be a 7 cap with 10 years left on a high end Dollar General at 3 million in price or up.These have no rental increases in primary lease term so year over year your income dollar becomes worth less and less.

It requires a lot more work, follow up, and it's necessary to have systems in place to support the tenant vetting, rent collection and creating lease agreements.

I am willing to be dollars to donuts that most of your Section 8 tenants are able-bodied humans intelligent enough to get a job and pay their way through life, but they somehow manage to milk the system.

Then, before buying anything else, make a list of all the learnings you got from this experience, and then list the systems and policies you'll put in place to ensure you never do this again!

Develop a system and checklist.  

Couple of things I looked out for:- Area, make sure it's somewhere that will have stable demand- I stayed away from homes that had a lot of renovations that were needed- During the tour see if you can spot basic issues like if wiring is old or how new is the HVAC system, etc. - If you decide to keep the tenants that are already there see how well they keep the place

I see the value in not being overwhelmed because of a failure to properly build a situation with systems and organization.

These include the expansion of the VIA Metropolitan Transit system, enhancements to the city's fiber optic network, and the development of smart city initiatives.
